Buffalo Lodging Associates, LLC is a division of Benderson Development, one of the
largest privately owned development companies in North America. We are equipped to develop,
construct and manage properties; and we are constantly seeking growth opportunities
throughout the country. As a fully integrated hotel development and management organization,
Buffalo Lodging Associates provides operations, marketing, accounting, purchasing,
architectural, construction and MIS experience.
ACCOUNTING SERVICES:
Buffalo Lodging Associates’ staff is equipped to provide
full service accounting including daily accounting reports, payroll processing,
monthly bank reconciliation, invoice processing, generating of accounts payable
checks, compiling of monthly financial statements, along with managing hotel
cash balances.
OPERATIONAL MANAGEMENT:
Our regional staff oversees the day-to-day operations of all Buffalo Lodging
managed hotels. Maintaining overall financial and service success is of top priority.
Regional VPs frequently travel to properties that are under construction to monitor their progress,
and they also work closely with franchise directors, and conduct formal hotel inspections on a
regular basis to ensure franchise and company standards are adhered to.
HUMAN RESOURCES:
Our HR department is responsible for the overall hiring process of both management
and hourly candidates. They work closely with the operations staff to determine
the employment needs of both new and existing hotels. Human Resources handles all employee
benefits including medical, dental, life insurance and 401 (k), and processes weekly
payroll. The HR staff is well versed in ongoing Federal Regulations regarding
personnel such as ADA, OSHA, COBRA, and worker’s compensation laws.
PURCHASING:
Buffalo Lodging Associates’ purchasing department
coordinates the buying of furniture, supplies and amenities for all hotels in
our portfolio. Costs are analyzed, and the qualities of products are reviewed
to ensure excellence. Our purchasing manager has developed relationships with many
suppliers and manufacturers, and due to economies of scale, we are able to purchase
high-quality products at discounted prices.
SALES & MARKETING:
Every hotel in our portfolio has a dedicated sales manager responsible for the
overall room rate and occupancy level of their property. Our regional sales
staff oversees directors of sales and assures new business is constantly sought
and marketing opportunities are carefully analyzed and reviewed. The regional
sales managers communicate on a weekly basis to share successes and review new
business prospects. All salespeople also utilize a state-of-the-art sales management software
program, which allows all company leads and contact information to be viewed and managed
on a shared network. Buffalo Lodging regularly attends such national conventions as ABA,
NTA, SHRM to further promote our hotels and locations. Additionally, Buffalo Lodging has
a dedicated marketing department to provide graphic design, printing, public relations
and media buying services.
TECHNOLOGY/MIS:
From setting up initial hotel networks to troubleshooting individual computer
problems, the IT staff of Benderson Development is fully integrated into the
operations of Buffalo Lodging hotels. Buffalo Lodging has also partnered with
Western New York Computing Systems (WNYCS), to set up every hotel with T1 access,
firewall protection, Remote Management Servers and Cisco routers and switches.
Currently, Buffalo Lodging Associates has more than 20 open hotels wired with WNYCS’s
service. WNYCS has Cisco Certified engineers that monitor HSIA 24 hours a day,
seven days a week, and has a remote monitoring server at the hotel property to provide
timely alerts of potential problems. This support group can tackle issues before
they affect the guests of the hotels. In 2003, the hotel group also began delivering
wireless Internet access in hotel common areas and meeting rooms.
The management practices of Buffalo Lodging Associates have enabled our properties
to maintain consistently outstanding guest service and superior product quality
levels. Our hotels typically lead the competition in both rate and occupancy,
and our style of management leads to strong profitability levels and excellent
returns on capital investment.
